Fire Alarm, Smoke Control and Lighting Installation
LEI was contracted to perform a renovation of the Phipps Gallery located within the Denver Museum of Nature and Science. LEI installed a Class B Fire Alarm and Smoke Control system, in a 50,000 square foot portion of the museum.
The project had a 90 day schedule for completion and $22,000 per day in liquidated damages due to the Genghis Kahn exhibit that was scheduled to open immediately upon completion of the renovation. LEI managed a crew averaging 9 electricians to complete the project; however crews worked around the clock the weekend prior to turning over the building in an effort to pass the required fire alarm and smoke control inspections. Previous installations and alterations of the smoke control and fire alarm systems had been done several years earlier by other firms, thereby requiring that LEI perform detailed research and analysis of the existing system and wiring methods to ensure a complete integration of the existing and new systems.
This project required detailed coordination and input of several disciplines and due to the tight schedule we had to overcome trade stacking and crowded work areas. In addition, the challenges of working in an occupied facility required extensive and detailed Method of Procedure for every task. In the end, our expertise was instrumental in helping create the smoke control program and sequence of operations to merge the new and old systems for proper operation.
